The Atrium, St John's Wood

A high end Residential development in St John’s Wood, near Lords cricket ground, of 27 single (two to  four bedroom) and duplex (5 bedroom) apartments built around an atrium, with apartments value at between £2M and £7m. The development also included two levels of gated entry car parking.
The main features of the apartments was the Savant integrated Home Management control system, (controlled by iPad) to allow remote control of the Lutron Lighting system, AV , heating and cooling systems and the curtains. Each apartment is provided with thermostatically controlled under floor heating and Fan Coils to provide comfort cooling (from centralised cooling plant).  Each apartment was provided with its own gas boiler and Building Management Control System (BMS) panel.
A CCTV system, Access control with video entry and Integrated Intruder alarm were all linked to a central concierge desk. The atrium void was provided with a smoke extract and natural ventilation scheme based around AOV’s, the car park was provided with a smoke/CO control system spaced around extract plant and Jet fans
Total value of M&E works was in excess of £5M. RBS provided project management of the M&E sub-contractor, utilities liaison/management, support on some design and planning aspects and managed the commissioning programme. RBS were the principle party involved in witnessing the works and signing off each element of services.
