In order to have a holistic assessment of the buildings Technical Systems the appointment of an Independent Technical Services Manager is crucial to the success of the project.
Our very experienced team of experts have the ability to deal with all project challenges from the initial stages of design, pre-construction through to project completion. We have developed and expanded our services to encompass a hands-on project management approach, where our managers are trained to provide objective input on behalf of our client throughout the project. Our Technical Services Management Team can provide the following services:
- Digest contract details / meet clients team
- Create cost schedule demonstrate “like for like” costing
- Analyse tender returns, expose hidden potential and value engineering
- Split Packages to find better buying
- Interview tenders
- Contractor Selections
- Manage the D&B and CDP processes
- Attend design meetings with the client team
- Chair design and co-ordination meetings with all necessary sub-contractors and professional team members.
- Obtain and monitor procurement
- Monitoring of RFI and Technical Submission schedules
- Tech Subs to be reviewed against ER’s
- Review design drawings against ER’s and building fabric, including builder works drawings
- Review Statutory Authorities quotation in line with project requirements
- Co-ordinate with the utility companies and managing the installation of new and upgrading of services
- Manage MEP and specialist sub-contractors
- Monitor MEP Programme in line with site construction progress.
- Ensuring that the MEP installation programme is updated in line with the construction programme
- Review and comment on sub-contractors progress report when issued and responding accordingly
- Chair and record progress and co-ordination meetings
- Liaise and interface with the client and construction team on the requirement for MEP services
- Monitor and co-ordinate the delivery of statutory authorities services in line with the construction programme
- Updating and issuing of a utility tracker in line with works completed on site
- Monitor the installation to ensure it is compliant to the ER’s
- Regularly carry out and issue a schedule of defects/ snagging items on an on-going basis in conjunction with the design team
- Closing out the defect and signing of completed works before void closers are completed
- Witnessing of construction testing of Building control, Pressure testing and Dead testing throughout the construction process
- Issue non-conformance reports if applicable
- Ensuring that works are signed off and closed out
- Site wide quality inspections, issuing a photo report of outstanding defects

- Co-ordinate and review the issue of O&M's
- Follow up on any outstanding items or post contract changes required
- Ensure that all labelling and schedules are installed and correct
- Review As Installed drawings to ensure they are in line with the completed construction
- Review certification issued and is in line with the ER’s and Specification
- Co-ordinate the client training with all neccessary sub-contractors/specialists
- Ensure all certificates are completed and up-to-date
- Close out any outstanding items or defects remaining
